What Fees Should I Expect When Selling My Portland Home?

Typical Fees When Selling a Portland Home 

Here’s a breakdown of common costs sellers face: 

  1. Real Estate Agent Commission (Can Range from 2.5–6%)

This is often the largest expense. Depending upon how your sale is structured, this percentage would include the listing agent commission and potentially a concession towards the buyer’s agent commission.  

However, sellers are only obligated to pay the listing agent commission. If a buyer is working with an agent, they may request a seller concession to help cover their agent’s fee. This is negotiable and often ranges from 2–2.5% of the sale price in Portland. We help you understand your options and how to respond strategically to these requests.

After inspections, buyers may request repairs or a credit. These costs can vary, but we help you negotiate fairly and only agree to what makes sense. 

  1. Staging, Photography, and Home Prep

Not required, but highly recommended. Clean, well-presented homes sell faster and for more. At Yoga Bug Real Estate, we provide guidance (and often arrange) this as part of your listing package.  

  1. HOA Fees (if applicable)

If your property is in an HOA, you may owe document fees or pre-paid dues at closing.

Here’s a rough breakdown of expected costs: 

  • Listing Agent Commission (2.75%) – $16,500 
  • Buyer Agent Concession (if agreed, 2.5%) – $15,000 
  • Escrow & Title Fees (0.75%) – $4,500 
  • Staging & Prep – $1,000 (varies) 
  • Buyer Repairs/Credit – $2,500 
  • HOA Transfer Fees – $500 (if applicable) 
  • Estimated Total: $40,000–$41,500 (~6.7–6.9% of sale price)

  • Moving expenses
